LCL Pain

I run during the summer months and encountered a problem last year and its back this year. I feel a tightness in the outer part of my knee after about a mile. A few hours after I run, the same area (I believe it is the LCL its not in the knee persay, but about three inches above the knee running down to thee inches below it) is in pain (though no swelling). I limp around for several hours and it is particularly painful going up and down stairs. Eventually, sometimes after a night's sleep, I'm fine. Can you tell me what the heck is going on?
